Where we work

Barrie and Simcoe County, municipality by municipality

We work with trades across the City of Barrie and every one of Simcoe County's 16 member municipalities. Each behaves differently, so here is what we look at in each before planning a campaign.

Written by Ali Sedighi, MBALast updated:

We cover the City of Barrie and the whole of Simcoe County: every one of the county's 16 member municipalities, from Bradford West Gwillimbury in the south to Severn in the north. Barrie and Orillia are separated cities that sit outside the county's governance, although the county still delivers some services to them. For marketing, the more useful split is by how people live and when they need trades, and that varies a great deal from one municipality to the next.

The full list of communities appears further down the page. Below, each section explains what we look at in that municipality before planning a campaign. For the method behind it, see our local SEO service and our seasonal campaign planning.

Neighbourhoods and communities we cover

Barrie is a single-tier city divided into 10 wards (City of Barrie GIS also publishes a revised 10-ward map effective for the November 2026 council term). Barrie and Orillia are separated cities, independent of the County of Simcoe, though the County provides paramedic and social/community services to them. Effective January 1, 2026, Barrie annexed lands from neighbouring townships (mainly Springwater; about 1,769 ha in two sections). The County of Simcoe is an upper-tier municipality of 16 member municipalities: the Towns of Bradford West Gwillimbury, Collingwood, Innisfil, Midland, New Tecumseth, Penetanguishene and Wasaga Beach, and the Townships of Adjala-Tosorontio, Clearview, Essa, Oro-Medonte, Ramara, Severn, Springwater, Tay and Tiny. Christian Island 30/30A and Mnjikaning First Nation 32 reserves are also separate from the County.

City of Barrie

Barrie is the county's commercial centre and its biggest single market. The 2021 Census counted 147,829 residents, and single-detached houses made up 58.2% of occupied dwellings, with apartments of all kinds at about a quarter. The city is divided into 10 wards, with a revised ward map for the council term that begins in November 2026.

The older housing sits near the waterfront and downtown, in areas like Allandale, Kempenfelt and the East End, where renovation, electrical updates and plumbing replacements are common work. The south end around Painswick, Holly and Mapleview is newer and family-heavy, with steady demand for HVAC, finishing and maintenance. Growth continues in the Hewitt's and Salem secondary plan areas, and on 1 January 2026 the city took in lands from neighbouring townships, mostly Springwater. Commercial corridors along Bayfield, Essa Road, Yonge and Duckworth, plus the downtown BIA, matter for trades that want commercial accounts.

Barrie is also the most contested search market in the region, so it's where a cost ceiling on ads matters most.

Town of Innisfil

Innisfil is a Lake Simcoe shoreline town with a year-round commuter core and a long strip of seasonal beach communities. Alcona is the main residential hub; Lefroy, Stroud and Cookstown are smaller centres, and the shoreline runs through places like Big Bay Point, Gilford and Sandy Cove.

That mix creates two markets in one town. Year-round homeowners behave like Barrie's south end, while the beach roads add spring and fall seasonal work. Innisfil Heights is the town's employment area and is worth separate attention for commercial and industrial trades.

Town of Bradford West Gwillimbury

Bradford is the county's southern gateway and behaves much like a York Region suburb. Newer subdivisions around the town of Bradford bring steady demand for HVAC, finishing and maintenance, while Bond Head and the rural areas add acreage properties with wells and septic systems.

Its proximity to the GTA means you're competing with York Region businesses for the same searches. Clear, local proof and a strong review count matter more here than almost anywhere else in the county.

Town of New Tecumseth

New Tecumseth combines Alliston, Beeton and Tottenham with a large rural area. Alliston is the commercial centre, and the surrounding farms and hamlets bring well, septic and outbuilding work.

With little seasonal housing, demand here tends to be steadier through the year than along the shorelines. Pages that name Alliston, Beeton and Tottenham separately tend to read as more trustworthy than a generic "New Tecumseth" page, because those are the names people use.

Town of Collingwood

Collingwood is a Georgian Bay town with a heritage downtown, a large share of condos and townhouses compared with the rest of the county, and close ties to the ski and four-season resort area to the west. Its share of single-detached homes is the lowest among the 16 member municipalities, at 56.4% of occupied dwellings.

That means more strata and rental property, and more buyers who want speed and professionalism over the lowest price. Winter is a real season here, not just a slow one, so trades should plan for two peaks rather than one.

Town of Wasaga Beach

Wasaga Beach is defined by its long beachfront and the provincial park. Alongside its year-round residents it has plenty of seasonal and rental property, and the Beach Area One beachfront is being redeveloped.

Demand rises sharply in late spring and summer. Rental owners need fast turnarounds, and many owners search from outside the area. Ads that use "Presence or Interest" targeting and pages written for absentee owners usually perform well here.

Town of Midland

Midland is the main service centre for the southern Georgian Bay shore, with an older downtown and harbour. It serves a wide surrounding area, including much of Tay and Tiny, so a Midland base can cover a lot of shoreline.

Expect a mix of older homes needing updates, cottages in the surrounding townships and a commercial core. For a trade based in Barrie, Midland is far enough away that the map pack rarely helps; organic pages and ads are the more realistic route.

Town of Penetanguishene

Penetanguishene sits beside Midland on the bay, with its own historic town centre. It's a smaller market that is often served from Midland, but residents still think of it as a separate place.

If you serve it, a page that speaks to Penetanguishene specifically, rather than lumping it under Midland, shows customers you know the area.

Township of Adjala-Tosorontio

Adjala-Tosorontio is a rural township in the southwest of the county, with hamlets such as Everett, Loretto, Hockley and Rosemont. Housing is mostly detached homes on larger lots, many on private wells and septic.

That makes it a good market for well, water treatment, septic, electrical and outbuilding trades. Search volume is low, so a few strong reviews and a clear service-area profile can win a lot of it.

Township of Clearview

Clearview stretches from Stayner and Creemore through farmland and the edge of the Niagara Escarpment. Creemore has a strong small-town identity and visitor traffic, while Stayner is the larger service centre.

Rural acreage, farm buildings and older village homes dominate. Trades that serve Clearview often also cover Collingwood and Wasaga Beach, so planning a south Georgian Bay cluster usually makes more sense than treating Clearview alone.

Township of Essa

Essa is home to Angus, which sits right beside CFB Borden. Military postings mean households arrive and leave on a regular cycle.

A steady stream of new arrivals who don't know any local trades is useful for marketing: good Google visibility and reviews win them quickly. Thornton and Baxter add rural properties with well and septic needs.

Township of Oro-Medonte

Oro-Medonte lies between Barrie and Orillia, with Lake Simcoe shoreline to the south and the Horseshoe Valley resort area in the west. It includes Shanty Bay, Hawkestone, Craighurst and many lakeside communities, as well as the Lake Simcoe Regional Airport.

The township is a classic mixed market: year-round acreage homes, high-value shoreline properties and resort-area condos and chalets. Seasonal planning matters, and so does reaching owners who live elsewhere.

Township of Ramara

Ramara sits on the east side of Lake Simcoe and Lake Couchiching, with Brechin, Atherley and the canal community of Lagoon City, plus a long string of beach communities along the shore.

Much of the housing is seasonal or recreational, so demand is strongly tied to openings and closings, docks and water systems. Plenty of owners live elsewhere for most of the year, which makes interest-based ad targeting and absentee-owner messaging especially relevant.

Township of Severn

Severn is the county's northern gateway to cottage country, covering Coldwater, Washago, Port Severn and lakes such as Sparrow Lake. It borders Muskoka and shares much of its character.

Expect a heavily seasonal market, larger properties and long drives. Trades based here often serve parts of Muskoka as well. Absentee-owner programmes and early pre-booking of closings work well.

Township of Springwater

Springwater wraps around Barrie's north and west sides, with Midhurst, Elmvale, Minesing and many rural communities. Part of its land moved into Barrie in 2026.

Midhurst has a commuter, upscale residential feel, while Elmvale and the countryside lean rural. Trades based in Barrie can usually serve Springwater well, and it's a sensible first step outward from the city.

Township of Tay

Tay sits on Georgian Bay's southeastern shore, with Port McNicoll, Victoria Harbour and Waubaushene. It combines small year-round communities with shoreline and seasonal homes.

It's often served together with Midland. A cluster plan covering Midland, Penetanguishene, Tay and Tiny can make sense for a trade based on that side of the county.

Township of Tiny

Tiny is almost entirely detached homes; 97.4% of its occupied dwellings were single-detached in 2021, the highest share in the county. Its long Georgian Bay shoreline is lined with beach communities, and inland hamlets such as Perkinsfield and Wyevale serve the farm area.

The shoreline is strongly seasonal and full of owners who live elsewhere. Well, septic, dock, roofing and property-watch services fit naturally, and pre-booking campaigns pay off.

Nearby municipalities

Many Simcoe County trades also work just beyond the county line, so we plan for that too. Common neighbours include the separated City of Orillia, the District Municipality of Muskoka, the City of Kawartha Lakes, Dufferin County, the Town of The Blue Mountains in Grey County, and parts of York, Durham and Peel regions such as Georgina, King, Brock and Caledon.

Treat these as deliberate extensions, not accidental spillover. If you go there, give them their own pages and ad targeting. Plans that cover multiple areas are explained on our pricing page, and you can see how a multi-community approach worked in results from our HVAC work.

Frequently asked questions

Do you cover all of Simcoe County?

Yes. We work with trades based anywhere in Barrie or the county's 16 member municipalities, and with firms that also cross into Orillia, Muskoka, York Region or Dufferin County.

Should I target the whole county?

Rarely. Drive times across the county are long, and Google's map results favour nearby businesses. Most trades do better by owning a few municipalities close to their base and using ads selectively beyond them.

Will you create a separate page for every community?

No. Simcoe County has hundreds of named communities, and a thin page for each would be doorway content. We write town pages only where your business has real local work to show.

Does Barrie's 2026 boundary change affect my marketing?

It can. Lands that moved into Barrie may now appear under a Barrie address in maps and directories. If you serve those areas, check that your service-area settings and pages use the names customers will search.
